Named-storm protocols
The global luxury property protection sits in one of the most active hurricane corridors in the continental United States. When you are hundreds of miles away and a named storm is approaching your property, you need a team on the ground with a plan already written and rehearsed. Our named-storm protocols activate automatically when the National Hurricane Center issues a watch for Martin, St. Lucie, or Indian River County. You do not need to call. The moment a watch is posted, your property enters our storm preparation queue.
Pre-storm preparation
Within the watch window, our team executes a documented pre-storm checklist tailored to your property. Hurricane shutters are deployed and secured. Outdoor furniture and loose items are moved indoors or strapped down. Pool equipment is powered off. Irrigation systems are shut down. Generator fuel levels are verified and the unit is test-started. The property is photographed in its secured state for insurance documentation.
Hurricane shutter deployment
We maintain a current inventory of your shutter hardware -- accordion, Bahama, panel, or roll-down -- and verify operability during routine inspections year-round. When the protocol activates, shutters are deployed and locked per manufacturer specifications. Every opening is documented photographically after closure. Properties with impact-rated windows receive a verification pass to confirm all locking mechanisms are engaged.
Generator readiness
For properties with standby or portable generators, we verify fuel supply, oil level, battery charge, and transfer switch operation. The generator is test-started under load. Fuel contracts with local suppliers are maintained for properties requiring delivery before the storm. After the storm passes, the generator is checked before reconnection to grid power.
Post-storm assessment
Within twenty-four hours of the official all-clear, our team is on-site conducting a full post-storm assessment. The assessment covers the roof and soffit from grade, exterior walls and openings, the lanai and screen enclosure, landscaping, fencing, pool equipment, and the full interior. Every finding is photographed, timestamped, and categorized as no damage, cosmetic damage, or structural concern requiring professional evaluation. If damage requires immediate mitigation, we coordinate emergency remediation the same day.
Insurance documentation
Pre-storm and post-storm photography provides the timestamped, geotagged documentation that insurance adjusters require. This before-and-after record has proven invaluable for our clients' claims. We coordinate directly with your carrier or adjuster when authorized.
Year-round readiness
Storm preparedness is not seasonal at Coastal Key. During every routine inspection, we verify shutter operability, generator maintenance status, and outdoor item storage plans. When the National Hurricane Center begins tracking a system, your property is already prepared. The protocol activates what has been maintained all year.
Availability
Storm response is included at no additional charge for Premium Concierge and Full Asset Management clients. Standard Watch clients and non-clients may add storm response as a standalone service. Pricing is based on property size and shutter complexity.
