What is included

Standard Watch delivers the foundation of professional home watch. Every visit follows the Sentinel Standard -- our proprietary forty-seven-checkpoint inspection methodology developed for the global luxury property protection climate and construction environment. Each inspection is documented with timestamped photography and delivered through your secure owner portal within twenty-four hours of the visit.

Interior inspection

Every room is walked and photographed. We check for water intrusion, pest evidence, HVAC operation, appliance function, and any condition changes since the previous visit. Thermostats are verified against your preferred settings. Refrigerators and freezers are confirmed operational. Toilets are flushed and faucets are run to prevent trap dry-out and sewer gas intrusion. Smoke detectors and carbon monoxide alarms are visually confirmed.

Exterior inspection

The full property perimeter is walked. We inspect the roof line from grade, check for lanai screen damage, verify pool equipment operation, confirm landscape irrigation function, and look for signs of vandalism, storm damage, or unauthorized access. Gutters, downspouts, and drainage paths are inspected for blockages. Exterior lighting is tested.

Photographic report

Every inspection produces a timestamped, geotagged photographic record. Photos document the condition of each area inspected and flag any concerns. Reports are uploaded to your owner portal within twenty-four hours of the visit. Historical reports are archived for your reference and insurance documentation purposes.

Owner portal

You receive secure access to a dedicated owner portal where all inspection reports, photographs, and communications are stored. The portal provides a complete chronological record of every visit, every finding, and every action taken on your property. Access is available around the clock from any device.

Sentinel Standard checklist preview

The Sentinel Standard covers forty-seven individual checkpoints organized across six categories: exterior envelope, interior environment, plumbing systems, electrical systems, security and access, and vendor and maintenance logs. Each checkpoint produces a pass, flag, or action-required status. Flagged items generate automatic follow-up protocols on the next scheduled visit.

Response time

Standard Watch clients receive a twenty-four-hour response window for non-emergency issues identified during inspections. If an issue is discovered that requires immediate attention -- such as active water intrusion or a security breach -- we escalate immediately regardless of service tier. You will receive a phone call and a written summary within the hour.

What is not included

Standard Watch does not include vendor coordination, key holding for third-party access, dedicated emergency response outside of inspection-discovered issues, or storm preparation and response protocols. These services are available through the Premium Concierge and Full Asset Management tiers. Storm response is also available as a standalone service.

Monthly investment

Standard Watch starts at $150 per month for properties under 2,500 square feet with standard access. Pricing scales with property size, location, and specific requirements. Properties above 4,000 square feet or those requiring gated community access protocols are quoted individually. The maximum for Standard Watch is $250 per month. All engagements require a signed service agreement with a minimum six-month term.
