What is included

Premium Concierge builds on every element of Standard Watch and adds the services that seasonal and absentee owners request most: weekly visit cadence, full vendor coordination, secure key holding, and around-the-clock emergency response. Every visit follows the Sentinel Standard -- forty-seven checkpoints, timestamped photography, and same-day reporting through your owner portal.

Weekly inspections

Your property is visited every week, not every two weeks. The increased cadence means issues are caught sooner, systems are verified more frequently, and the property maintains the lived-in appearance that deters opportunistic crime. Weekly visits are particularly valuable during the wet season when water intrusion risk is elevated and mold can establish within seventy-two hours of a moisture event.

Vendor coordination

We schedule, supervise, and verify completion for all routine and non-routine vendor work at your property. Landscaping, pool service, pest control, HVAC maintenance, plumbing repairs, electrical work, and cleaning services are coordinated through a single point of contact. You receive a written summary of every vendor visit, including before-and-after photography when applicable. We maintain a vetted vendor network across the global luxury property protection and negotiate pricing on your behalf.

Key holding

Coastal Key holds a secure set of keys and access credentials for your property. When a vendor, guest, or service provider needs access, we coordinate entry and departure, confirm the property is secured afterward, and document the visit. You are notified of every access event. Keys are stored in a bonded, access-controlled facility. Digital access codes are managed through encrypted protocols.

24-hour emergency response

Premium Concierge clients have access to our emergency response line around the clock, every day of the year. When your alarm company calls, when a neighbor reports an issue, or when a storm creates an urgent situation, we respond within the hour. Emergency response includes on-site assessment, immediate mitigation when possible, photographic documentation, and a written incident report delivered the same day. We coordinate with your insurance carrier when required.

Interior and exterior inspection

The same comprehensive interior and exterior inspection delivered in Standard Watch -- every room walked, every system checked, full perimeter inspection, pool and irrigation verification, and timestamped photographic documentation. The weekly cadence means twice the data points and twice the opportunity to catch developing issues before they become costly problems.

Storm response protocols

Premium Concierge includes our full storm response protocols at no additional charge. Hurricane shutter deployment, generator readiness verification, pre-storm property preparation, and post-storm assessment within twenty-four hours of the all-clear. Named-storm protocols are activated automatically when the National Hurricane Center issues a watch or warning for the global luxury property protection.

What is not included

Premium Concierge Protocol does not include family-office liaison or annual property reviews (those are in the Full Asset Management Protocol toolkit). All content is part of the licensed digital product.

Response time

Twenty-four-hour response window for non-emergency issues identified during inspections. Immediate response for emergencies discovered during visits. One-hour response for after-hours emergency calls. These are the exact protocols licensed in the digital toolkit.
