David built Coastal Key from first principles. He studied the failure modes that damage unoccupied properties in coastal Florida: hurricane exposure, sustained humidity, plumbing failures from disuse, pest intrusion through neglected seals, and vendor work performed without oversight. He then engineered an inspection methodology, the Sentinel Standard, that addresses each failure mode through a forty-seven-checkpoint protocol executed on every visit. The standard is not a guideline. It is the minimum deliverable for every property under Coastal Key's care.
David holds accredited membership in the National Home Watch Association, the professional body that establishes ethical and operational standards for home watch providers across the United States. NHWA accreditation requires background checks, proof of insurance, and adherence to a professional code of conduct. Coastal Key maintains two million dollars in general liability coverage and is fully licensed in the State of Florida.
Beyond the inspection standard, David established the company's Sovereign Governance doctrine, a published financial and operational framework that governs every decision at Coastal Key.
