What is included

Full Asset Management is our most comprehensive service tier, designed for owners who treat their global luxury property protection residence as a financial asset and expect institutional-grade oversight. Every element of Standard Watch and Premium Concierge is included, plus bespoke scheduling, full vendor management, family-office liaison, monthly financial statements, and an annual property review. The response window tightens to four hours.

Bespoke schedule

Visit cadence is tailored to your property and your calendar. Some owners require three visits per week during season and weekly visits off-season. Others need daily checks around a renovation or guest stay. We build the schedule around the property's needs, not a fixed template. Schedule changes are accommodated with twenty-four hours' notice. Pre-arrival and post-departure inspections are standard for every owner visit.

Full vendor management

We do not just coordinate vendors -- we manage them. Coastal Key solicits proposals, negotiates contracts, supervises execution, verifies completion, and processes payment on your behalf. Every vendor engagement is documented with scope of work, pricing approval, before-and-after photography, and completion sign-off. We maintain competitive bidding protocols for projects above a threshold you define. Vendor performance is tracked and reviewed quarterly.

Family-office liaison

For owners who work through a family office, trust, or management company, we integrate directly with your existing team. We provide structured reporting in the format your office requires, participate in quarterly review calls, and coordinate with your accountant, attorney, or insurance broker as needed. All property-related communications can be routed through your designated representative. We function as the local extension of your administrative infrastructure.

Monthly financial statements

Every month you receive a detailed financial statement covering all property-related expenditures managed through Coastal Key. Statements include vendor payments, materials, emergency expenditures, and our management fee. Line items are categorized for tax reporting purposes. Statements are delivered by the fifth business day of the following month and archived in your owner portal. Annual summaries are prepared for your accountant ahead of tax season.

Annual property review

Once per year we conduct a comprehensive property review that goes beyond the routine inspection. The annual review assesses the property's physical condition, identifies deferred maintenance, benchmarks vendor performance, reviews insurance coverage adequacy, and produces a capital improvement recommendation with prioritized timelines and estimated costs. The review is documented in a written report and presented in a scheduled call with the owner or their representative.

Four-hour response window

Full Asset Management clients receive a four-hour response window for all issues, emergency and non-emergency alike. When a situation is reported -- whether by our inspection team, your alarm company, a neighbor, or a vendor -- we are on-site within four hours to assess and begin mitigation. The emergency response line is available around the clock, every day of the year. Critical incidents receive immediate dispatch.

Storm response protocols

Full storm response is included at no additional charge. Hurricane shutter deployment, generator readiness verification, pre-storm property preparation, post-storm assessment within twenty-four hours of the all-clear, and insurance documentation support. Named-storm protocols are activated automatically when the National Hurricane Center issues a watch or warning for the global luxury property protection.

What is not included

Full Asset Management covers the complete scope of home watch and residential asset management services offered by Coastal Key. Renovation project management, real estate transaction advisory, and rental management are outside our scope and are not offered under any service tier.

Monthly investment

Full Asset Management starts at $500 per month and scales to $1,000 per month based on property size, visit frequency, vendor management complexity, and reporting requirements. Properties with extensive grounds, multiple structures, or complex mechanical systems are quoted at the upper end of the range. All engagements require a signed service agreement with a minimum twelve-month term. A complimentary property assessment is conducted before pricing is confirmed.
